Strategically located where R55 meets Marais Road, and accessible via N14, the centre brings a high standard of retail, food, and service tenants to the local community.
Design Goals & Approach
- Accessibility & Visibility: Positioned for strong visibility from key arterial roads with easy access for both local and passing traffic.
- National Tenant Base: Anchored by strong national retailers to ensure reliability and draw.
- Convenience & Lifestyle Mix: Emphasis on food, services, daily-needs retail rather than large regional mall scale; a mix suited to local, everyday use.
- Growth-oriented Planning: Designed with room to grow, taking into account increasing residential development in the catchment around the mall.
Features & Amenities
- ~25,643 m² of retail space for a variety of tenants including food, service, specialty retail.
- Ample parking and multiple entry points for ease of access.

Context & Impact
Mall@55 Phase 1 has played a key role in elevating the retail offering in Monavoni and surrounding suburbs. By delivering a well-organized convenience / lifestyle centre early, it addressed needs for accessible daily shopping, services, and dining in the community. It also laid the foundation for future expansion (Phase 2), ensuring the centre could scale as the area’s residential population increased.
