Location: Monavoni, Centurion, South Africa
Client: Acsion Limited
GLA: ±15,000 m² expansion
Overview
Following the success of the original Mall@55, Phase 2 continues the evolution of this prominent retail destination in Centurion. Designed by C+B Architects, the expansion introduces an additional ±15,000 m² of retail, showroom, and office space. Positioned on the busy R55 corridor and closely connected to the N14 highway, the centre benefits from exceptional visibility and accessibility.
Vision & Design Approach
Our design for Phase 2 builds on the established identity of Mall@55, while introducing new layers of convenience and lifestyle retail. The focus is on:
- Seamless expansion that integrates with Phase 1, ensuring fluid circulation and tenant connectivity.
- Prominent frontage along the R55, maximising visibility for new tenants.
- Diverse functionality with retail showrooms, drive-through outlets, and offices enriching the tenant mix.
- Robust infrastructure to support high traffic volumes, both vehicular and pedestrian.
Tenant Mix & Amenities
The expansion complements existing anchors such as SuperSpar, Dis-Chem, Westpack, Planet Fitness Gym, and Intercare Medical Centre by introducing:
- Additional national retailers and value outlets
- Showroom opportunities for lifestyle and home improvement brands
- Drive-through facilities to enhance customer convenience
- Flexible office space integrated into the precinct
Community & Context
Mall@55 Phase 2 is strategically positioned within a rapidly growing residential catchment, where 2,500–3,000 new homes are being developed annually. The centre strengthens the retail offering in Monavoni, catering to a broad spectrum of everyday needs and reinforcing the area’s role as a key growth node in Centurion.
Project Impact
By shaping Mall@55 Phase 2, C+B Architects have created more than just additional retail space—it is a value centre extension that responds to urban growth, enhances accessibility, and elevates the shopping experience for a diverse community.
