GLA: ~ 23,549 m²

Category: Fully enclosed regional small shopping centre

Overview

Mall@Lebo is a fully enclosed regional shopping centre that opened in April 2014. It serves as the primary major retail node for Lebowakgomo and the surrounding area. With ~61 stores and approximately 23,549 m² of leasable space, it delivers a broad retail mix including groceries, fashion, entertainment, homewares and services, anchored by national tenants. It is the only major shopping centre of its kind within a ~50 km radius, catering to a catchment of around 300,000 residents.

Design Goals & Approach

  • Accessibility & Visibility: Positioned at a major intersection (R518 & R579), with dual-carriageway frontage, ensuring visibility and ease of access for local and regional traffic.
  • Anchor Tenant Mix: Secured strong national tenants (Pick n Pay, Spar, GAME, etc.) to ensure consistent footfall and long-term lease stability.
  • Community Focus: Designed to uplift retail provision in an underserved area, bringing formal retail, fashion, food, and services closer to residents.
  • Scale Appropriate to Context: While regional in its offering, the scale is suited to the population base and infrastructure of Lebowakgomo, avoiding over-build but providing what is needed.

Features & Amenities

  • Approximately 61 stores covering grocery, fashion, electronics, food & beverage, banking & financial services, health & beauty, and more.
  • Major anchors: Pick n Pay, Spar, GAME.
  • Strong national tenant profile, with long-lease expiry profiles ensuring stability.
  • Site layout with good access: multiple road frontages, parking, and visibility from main roads.
  • Fully enclosed mall providing weather protection and integrated common spaces.

Context & Impact

Mall@Lebo fills a significant gap in formal retail infrastructure for Lebowakgomo and its surrounding areas. Before its construction, residents needed to travel far for many retail, fashion, or grocery options. Mall@Lebo reduces travel time, increases convenience, and creates local employment opportunities. Its role as a regional anchor brings economic spill-over into nearby communities.
